Every house keeps a list: the door that won't latch, the water stain nobody has explained, the fence gate dragging, the trim the dog found, the caulk line mildewing in the shower. None of it justifies a contractor's minimum on its own — which is how the list survives for years. We take the list as one job, work through it properly, and because we're a general contractor rather than a single-trade shop, the repairs get done by people who can also recognize what caused them.
That last part matters more than it sounds. A drywall crack can be cosmetic or a foundation note; a sticking door can be humidity or the same note; a ceiling stain can be a one-time spill or an active roof leak. Repair work done with a builder's eye tells you which — and fixing causes is always cheaper than repeating symptoms.

- Send the list — small items batch into a real job, and that's exactly how we like to take them. One visit stream through a full list beats four separate service calls in cost and coherence.
- Can you tell me if a crack is serious?
- We'll give you a straight read: what pattern it is, what usually causes it here, and whether it warrants a specialist before cosmetic repair. What we won't do is patch over a question mark without telling you it's there.
