Celina is the newest market we work in, and it needs a different kind of contractor than an older suburb does. Almost nothing here is broken. The houses are one to five years old, the systems are current, and there is no deferred maintenance to unwind — so this is not a repair market at all.

The housing here
One-to-five-year-old new construction around a historic square — a finish-out and personalisation market, where builder warranty still covers much of what an older house would need paid for.
What people want in Celina is the finish-out the builder did not include. Media and game rooms completed properly rather than left as a shell. Outdoor kitchens and covered patios on lots that were handed over as bare grass. Built-ins, mudrooms, feature walls, upgraded lighting — the work that turns a house that looks like the four others on the street into one that looks specified.
The other thing that matters here is builder warranty. If something is genuinely a warranty item, the right advice is to make the builder fix it, not to pay us. We will tell you which side of that line your problem falls on before we quote it.

Celina questions, answered
- Our house is new. What is actually worth doing?
- The things the builder priced out: finishing the media or game room properly, building the outdoor kitchen and cover, adding real built-ins and storage, and upgrading the surfaces you touch every day. Those are the changes that make a spec house feel specified, and none of them require undoing anyone's work.
- Should we use our builder warranty instead of hiring you?
- For anything that is genuinely a warranty defect, yes — and we will say so plainly. Warranty work is the builder's obligation and you should not pay us to do it. We are the right call for what the warranty does not cover: additions, upgrades and finish-out.
- Is Celina too far north for you?
- No. It is a straightforward run from our Plano base, and it is a market we expect to be working in for a long time as these neighbourhoods fill in and mature.
